50% REBATE GUARANTEE                 
        

This Rebate Guarantee will be signed and included in your final paperwork that is signed at the time you choose to have Money 2 Buyers Realty represent you as your “Buyers Agent” in regards to the purchase of a home. This is the Real Deal. Our company is regulated by the Arizona Department of Real Estate. We will never violate the law. Not for any reason!

 Special Stipulations: The following Special Stipulations, if conflicting with any exhibit, addendum or proceeding paragraph, shall control.

 1.       Money 2 Buyers Realty agrees to pay a rebate of 50% of our earned commission on a home purchased by the buyer identified at the bottom of this Guarantee. Money 2 Buyers Realty must act as the sole buyer’s agent in the purchase transaction and earn some type of commission. That commission is determined by the seller which is normally 3% of the final purchase price. Lender owned properties Money 2 Buyers Realty agrees to pay a rebate of 25% of our earned commission.

 2.       Rebates from New Home Builders are calculated on the new homes base selling price and do not include options, up-grades or lot premiums usually.

 3.       The rebate will be paid or credited to the party or parties named as the “buyer(s)” or “borrower(s)” on the HUD-1 Closing Statement or equivalent official closing statement. Full disclosure will and must be made to the appraiser, lender and Title Company.

 4.       Rebates are funded from the initial commission Money 2 Buyers Realty is paid, for acting as the sole buyer’s agent in the purchase of Real Estate.

 5.       All party or parties named on this rebate guarantee agree that if no commission is paid to Money 2 Buyers Realty, that this agreement becomes null and void and the rebate offer is thereby voided.

 6.       The rebate will normally be paid out by the escrow company as in accordance with this agreement. The rebate can however be paid out to the buyer after the close of escrow.

 7.       This rebate program is only available where permitted under State and Federal law and when not otherwise prohibited by the buyers lender(s). There may be tax consequences to the rebate. If you need legal or tax advice, you should consult with the appropriate professional of your choice. If a rebate is paid out after “Escrow” closes, Money 2 Buyers Realty will issue a 1099 in connection with the payout that is issued to the buyer. If you receive a rebate check after COE it will be sent to you 3-5 business days after closing on your new property. The rebate check will be made out to the person(s) named on title of the new property only.
