QUESTIONS & ANSWERS

  1. How does Money 2 Buyers Realty work?   

Answer: Money 2 Buyers Realty is a professionally, fully licensed Real Estate Company which has been licensed by the Arizona Department of Real Estate, along with being a member of the Phoenix Board of Realtors and with the National Association of Realtors®.

We work with both Buyers and Sellers, and provide a full service to all of our clients/customers.  Money 2 Buyers Realty charges a set fee if you want to list your home rather then the 6% fee that traditional Brokers/Realtors® charge and in doing so, it saves you additional hard earned equity that you have earned over the years. In a nut shell, it saves you more money in the long run which allows you to put more money in your pocket rather then paying it out. We do not give you any less of a service and we pride ourselves in complete follow through on everything we do.

   

  1. How does your set “Listing Fee” for service which starts at $1,995 work?    

Answer: The 6% commission is like a Dinosaur. Times change and the owner of this company started this company because he was a unlicensed buyer just like yourself many years ago and when he used a Realtor he did not like the fact that he had to pay out so much to the Realtors when he purchased or sold a home, so he got licensed and 7 years later he has opened Money 2 Buyers Realty so that he could help pass on the savings to you, the client/customer. Now you get a fair price for services rendered without spending 6% every time you want to sell your home.

If you are selling a home for $200,000.00 or less, your fee would be $1,995.00 plus 3% of the selling price which is paid to the buyer’s agent. If the agent with Money 2 Buyers Realty finds the buyer you will only be charged the $1,995.00 and that is it. If any other agent other then your agent finds a buyer for the home being sold, including another agent with Money 2 Buyers Realty, the agent will be paid 3% of the final sales price for procuring a buyer that will purchase the home.

If the cost of the home being sold is more then $200,000.00, the cost to sell the house will increase. Please see our “Listing Fee Chart” so you can determine which fee will relate to the house you are going to be selling.

 

3.   Q: What can you tell me about the 50% of your Commission* that you offer to   any one that uses Money 2 Buyers Realty to purchase a home?   

Answer: When you purchase a home using any Money 2 Buyers Realty Agent, we give this promise to you in writing when we meet you for the first time. All Commissions are negotiable and it is our choice to give up 50% of our commission. It is our money and we will do with it as we see. We are required to fully disclose this fact to all parties involved which we do in every case. The Title Company that handles your paper work concerning the home that you purchase will be instructed to utilize 50% of the money we are paid by the seller’s agent out of the commission we are to receive at Close of Escrow. 

In this case, the term "rebate" is little confusing because home buyers are not getting a portion of their cash outlay back. The buyer representative (agent, broker or both) is rebating a portion of his or her commission back to the buyer. This means that the buyer does not have to pay out the additional costs thus puts that amount equal to 50% of the commission into the buyer’s pocket.- Consider your tax picture. Getting a rebate in the form of funds applied to closing can be double-win because that money may go untaxed when applied to closing costs. If the rebate or a portion of the rebate is not available until after closing, it may need to be reported as taxable income. Of course, this isn't an issue if you have plans for your rebate other than closing costs. Be sure to consult your tax advisor for this and other tax consequences when buying a home.

-          Rebates won't be available on many homes, including sale-by-owner homes and some homes sold by discount brokers. That's because in these cases, the traditional commission percentage and split - from which the rebate is derived - doesn't apply. Some real estate companies don't offer buyer-agent commissions, and owners selling their own homes probably are doing so to avoid commissions.

-  On lender owned properties buyers recieve 25% of our commission.

This rebate may be applied directly at closing to reduce the buyer’s closing costs or paid to the buyer by the title company after the closing of the purchase takes place.

To qualify for a Rebate on a specific MLS listed property or any other property where a commission is offered to the buyer’s agent, buyers must:

  1. Sign a Buyers Contract with a Money 2 Buyers Realty agent.
  1. Get pre-approved for mortgage financing and provide the pre-approval letter to Money 2 Buyers Realty. If a buyer doesn’t already have a pre-approval letter, it may be obtained at no charge from a mortgage lender recommended by Money 2 Buyers Realty.
  1. In the buyer’s first personal contact with the listing broker/agent or representative of a New Build division (NEW Homes), the broker/agent or representative of the listed property must be verbally advised that the buyer is represented by Money 2 Buyers Realty. This procedure must also be followed for any open house viewing of the specific New Build Division. Failure to do this could result in the builder not paying a commission which in turn would mean you would not get paid also. Just find out from the agent at the New Build Division if they must have a REALTOR PRESENT BEFORE VIEWING. If this is the case, a Money 2 Buyers Agent will meet you on location.

     

That's it! Once you close, you will receive your rebate! Under the 50% program, a typical $200k property can result in a rebate of up to $3,000 while a typical $1 million property can include a rebate of up to $15,000.

The examples are based on the standard 3% real estate commission from the seller.

4.   Q: Once we sign with you to list/sell our home, will the price change?

Answer: NO, Never, Absolutely not. People always tell us that they want to use our company and we can make as much money as we want as long as we are able to make x number of dollars and I always tell them that, “No, we always stick to our set fee regardless of our much money you are going to make on the home”. We stand by this statement and it will never change. People that we have dealt with have come to trust our service and they know they can continue to comeback without worrying about getting cheated. That is huge, especially in today’s market. People need every dollar they can get. It’s a tough world out there and it is not going to get much better any time soon.

5.   Are all Money 2 Buyers Realty agents licensed? 

Answer: Yes. Each and every Broker and Agent is licensed through the Arizona Department of Real Estate and an active member with the Phoenix Association of Realtors.

 

6.   When you say you are a FULL-Service Company, what does that mean?

Answer: All Money 2 Buyers Real Estate Agents handle the entire transaction from start to finish. You are never left in the dark or unaware of anything that pertains to the transaction at hand. At Money 2 Buyers Realty we pride ourselves in being able to charge a fair fee and still be able to do everything that any other Realtor does any where in the United States! Note: Don’t get me wrong. Several Realtors today offer great service and some just as well as our service but at what price? We have fine tuned our business plan so we can give great service at an affordable price and we call that “Perfection”. When we can give great service at an affordable price, you as the client/customer are happy with the end result because the amount of money you had to pay was much less and you now feel better over all.

  

  1. What advantages does Money 2 Buyers Realty offer as compared to a traditional Realtor®?   

1.  100% Set-Fee.  The price you pay once your home sells is exactly what you pay   and that fee will not change which will determine how much equity you will retain.

2.  Additional Equity.  In nearly every case, our set fee is much lower than any other traditional Real Estate Company would charge concerning their commission fee.  This simply means that you retain more of the equity that you have established in your current home.

3.  More Experience.  The average agent typically handles less than 12 transactions a year, while our agents and brokers may handle up to 12 transactions EVERY 90 DAYS. That means you are getting a REALTOR that actually is on the front line every day dealing with Real Estate transactions that in turn makes that person very sharp and aware of the changing markets.

4. Post Company Owned & Operated.  The post that gets installed in your yard is manufactured and installed by Money 2 Buyers Realty. What that means to you is “IMMEDIATE” post installation in your yard. No waiting for a post company to get a request and then schedule a time to install the post. We install custom made posts the day you decide to have Money 2 Buyers Realty represent you! Everybody that uses Money 2 Buyers Realty likes that. Our signs have wind chains attached to them to prevent the wind from damaging the signs or causing the signs to come unattached. 

  

  1. When can I call you and will you answer your telephone or will I get an answering machine?

Answer: You can call our Office 7 days a week from 9:00 A.M. to 9:00 PM., and 99.9% of the time you will reach a “LIVE” Realtor that can answer any questions you may have. If someone does not answer the telephone, you will be held in our “Waiting to be helped Center” which displays soft enjoyable music. Normal wait time is about 15 seconds. People compliment us all the time in regards to our agents answering their phones or when they call our office they always get a live voice rather then an answering machine. We know that you want to talk to someone “RIGHT NOW” not later! We have an answering machine that you can leave a short message on and normally a REALTOR will call you back within 5 minutes of you calling. The only reason you will get an answering machine is because we are getting multiply calls all at once and to you that should be a good thing because it could be a potential buyer for your property.

Short Story: This couple that hired Money 2 Buyers Realty had this to say:

“I call a Realtor, hell I called 10 Realtors and no one answered the phone until I called you guys. I can not understand how someone can hire a Realtor to sell their home or help them buy a home and not answer their phone. People like me are calling to buy the home and if I can not reach the Realtor, I just move on to the next home that I am interested in.
